Terms and Conditions
Last updated 8 October 2026. Please read these terms before you book. They explain how our storage works and your rights. When you book, you also receive your Storage Agreement, which sets out the same terms in full for your booking; if the two ever differ, your Storage Agreement applies.
1. Who we are
The storage service is provided by CMI DEMOLITION&CLEARENCE LTD, in association with DUDAR MOVING LTD, trading as London Container Storage ("we", "us"), a company registered in England and Wales with company number 17011249, registered office 121 Middlefields, Croydon, England, CR0 9LH. Our storage yard is at Walthamstow, London, E17 3NT. You can contact us by email at bookings@lcstorage.co.uk or by phone on +44 7883 120173.
2. Booking
You book online, and you must be at least 18. We ask for your contact details and one photo ID, because we need to know who stores with us. When you complete the booking, your container is reserved for 72 hours while you pay. Your booking becomes a contract when you accept your Storage Agreement and make the payment due at booking, and it is confirmed once that payment has been received. We email you your Storage Agreement as a PDF.
3. Prices and minimum term
Our prices are shown on the website and at checkout, and include everything for the storage itself. The minimum stay is one week. A stay shorter than one calendar month is priced weekly and a stay of a month or longer is priced monthly; any extra days are charged pro rata (one seventh of the weekly price, or one thirtieth of the monthly price, per day). All prices are final: the price you see is the price you pay, with nothing added at checkout.
4. Paying
- When you book you pay by card, in full and upfront, for the length of stay you choose (a week, two weeks, a month, three months and so on), together with the refundable deposit. A card payment is confirmed straight away, and so is your booking.
- In the same checkout you set up a Direct Debit from your UK bank account. This is a condition of booking: we cannot confirm a booking without it. Nothing is collected by Direct Debit for the period you have just paid for by card.
- After that your storage renews automatically for the same length each time: if you booked one week it renews every week, if you booked two weeks every two weeks, if you booked one month every month, and so on. Each renewal is collected by Direct Debit, in advance, on the first day of the new period (or the next banking day), until you give us notice to leave.
- We cannot give you access to your container until the payment due at booking has been received.
- Payments are processed securely by our payment provider, Stripe. We never see your full card or bank account details.
5. Direct Debit
By setting up a Direct Debit you authorise us to collect the payments due under your booking from your UK bank account, and you confirm that you are the account holder or are allowed to set up Direct Debits on it. We email you the amount and date of each collection at least 6 working days before it is taken, and you agree to that notice period. The deposit is never part of a Direct Debit collection. Where a collection date would not leave that much notice, we take the payment on the first banking day that does. Your payments are protected by the Direct Debit Guarantee: if an error is made in the amount or date of a payment, you are entitled to a full and immediate refund of the amount paid from your bank, and you can cancel a Direct Debit at any time by contacting your bank.
The Direct Debit Guarantee
The Guarantee is offered by all banks and building societies that accept instructions to pay Direct Debits.
- If there are any changes to the amount, date or frequency of your Direct Debit, London Container Storage will notify you 6 working days in advance of your account being debited or as otherwise agreed. If you request London Container Storage to collect a payment, confirmation of the amount and date will be given to you at the time of the request.
- If an error is made in the payment of your Direct Debit, by London Container Storage or your bank or building society, you are entitled to a full and immediate refund of the amount paid from your bank or building society.
- If you receive a refund you are not entitled to, you must pay it back when London Container Storage asks you to.
- You can cancel a Direct Debit at any time by simply contacting your bank or building society. Written confirmation may be required. Please also notify us.
Cancelling your Direct Debit does not end your booking: each renewal is still due and must be paid another way, and we will ask you to set up a new Direct Debit, so please tell us if you want to leave (see "Automatic renewal, notice and moving out" below). If a collection fails, the amount stays due; we will tell you, and we may collect it again by Direct Debit after giving you fresh notice, or ask you to pay another way. If your bank details change, we send you a secure link to set up a new Direct Debit.
6. Refundable holding deposit
A refundable holding deposit of £50.00 is paid once, when you book. It is not charged again if you stay longer and is never part of a Direct Debit collection. We refund it after you have moved out: when you have removed all your goods and your lock, left the container empty and clean, and paid everything due, we inspect the container and confirm the refund, which goes back to the card or bank account you paid with. We aim to do this within 14 days of your move-out. We may keep all or part of the deposit only to cover money you owe us, the reasonable cost of cleaning the container or removing anything left in it, or the reasonable cost of repairing damage you caused (fair wear and tear excepted). We always tell you in writing what we keep and why.
7. Your right to cancel
Because you book online, you have the legal right to cancel your booking within 14 days of the day your contract is made, without giving any reason (Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013). To cancel, tell us clearly before the 14 days end, by email to bookings@lcstorage.co.uk or by letter; you can use the model cancellation form at the end of these terms, but you do not have to.
If you cancel, we refund everything you have paid, including the deposit, without undue delay and within 14 days of hearing from you, to the payment method you used, and we stop any Direct Debit. If your storage starts within the 14 days, we ask you at checkout to confirm that you want it to start early. If you then cancel, we keep only an amount for the storage provided up to the day you cancel, in proportion to the full period you paid for. After the 14 days, you can end your booking as explained under "Automatic renewal, notice and moving out" below.
8. Access and using your container
You can access your container during our opening hours or at times arranged with us, once your payments have cleared. Please follow the yard rules and our reasonable instructions, which are there for safety and security. Use your own lock and keep its keys safe. You may only store goods: you must not live, work or run a business from the container, alter it, or cause a nuisance. We may enter a container without notice in an emergency, if we reasonably suspect prohibited items or unlawful use, or when required by the police or another authority, and otherwise after giving reasonable notice. We may move your goods to another container of the same or a larger size at the yard, at our own cost, after giving you reasonable notice.
You must not store anything hazardous, flammable, explosive, toxic or harmful to the environment; food or anything perishable or likely to attract pests; living creatures or plants; firearms, weapons, drugs or anything illegal; stolen goods; waste; or cash, jewellery, precious metals, deeds, securities or other items of special value. You confirm that the goods are yours, or that you are allowed to store them.
9. Insurance and our liability
We offer optional insurance cover for the goods you store, which you can add to your booking whenever it is offered at checkout. Unless you have taken cover through us, your goods are stored at your own risk, so please arrange your own insurance for their full replacement value.
We are responsible for loss of or damage to your goods only where we caused it by our negligence or by breaking your Storage Agreement, and only for loss that was foreseeable. Our total liability is limited to the storage charges you paid us in the 12 months before the event. We are not responsible for loss caused by you, by prohibited items, by how the goods were packed, or by events outside our reasonable control. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or where the law does not allow it, and nothing affects your legal rights as a consumer, including your right under the Consumer Rights Act 2015 to a service provided with reasonable care and skill.
10. Automatic renewal, notice and moving out
Your storage has no fixed end date. At the end of each period it renews automatically for another period of the same length as the one you first booked, at the same price, and the renewal is collected by Direct Debit. You do not need to do anything to keep your container. If we agree an end date with you, we email you about 14 days before it to ask whether you are moving out or staying on, and we confirm the outcome in writing. If your goods are still in the container after your booking has ended, storage continues to be charged, pro rata, until they are removed.
You can end your storage at any time by giving us at least 7 days' notice in writing (an email is enough). You pay until the later of the end of your notice and the day you move out: no renewal that would start after that day is collected, and any days beyond the last period you paid for are charged pro rata; then the Direct Debit stops. Payments already made are not refunded if you leave before the end of a paid period, except your deposit and except under your 14-day right to cancel.
When you leave, remove all your goods and your lock and leave the container empty and clean. We may end your booking by giving you at least 28 days' notice in writing, refunding anything you paid for after the end date; or by giving 7 days' notice if you seriously break your Storage Agreement (for example by storing prohibited items or leaving money unpaid for more than 14 days after a reminder) and do not put it right within 7 days of being asked.
11. Unpaid charges and goods left behind
If a payment is not made when due, including a Direct Debit that fails, we may refuse access to your container until everything due is paid, and we may keep your goods as security for what you owe. If goods are left behind after your booking ends, or money remains unpaid for more than 45 days, we may write to you under the Torts (Interference with Goods) Act 1977 to ask you to collect the goods and pay what is owed. If you do not, we may sell the goods, or dispose of them if they cannot be sold, but not earlier than 3 months after that notice where money is owed. The sale proceeds pay what you owe and our reasonable costs; any balance is paid to you, and you remain liable for any shortfall.
12. Changes to prices and terms
We may change our prices or these terms for the future by giving you at least 30 days' notice in writing. A change never applies to a payment you have already made. If you do not accept a change, you can end your booking before it takes effect, without paying for any time after you leave.
13. Collection service
If you would like us to collect your goods from your address, tell us when you book. Collection is optional, quoted separately (usually over WhatsApp) depending on the size, distance and access, and agreed with you before it takes place. It is not included in your storage price.
14. Your personal information
We use your personal information to provide the storage and as explained in our Privacy Policy.
15. Complaints
We want to get things right, so if you are unhappy with any part of our service, please tell us. You can complain:
- by email to bookings@lcstorage.co.uk (the best way, as it gives us both a written record);
- by phone on +44 7883 120173 or +44 7438 766844;
- by WhatsApp on +44 7307 185049;
- or by letter to CMI DEMOLITION&CLEARENCE LTD, 121 Middlefields, Croydon, England, CR0 9LH.
Please give your name, your booking reference if you have one, what went wrong and what you would like us to do. We will reply in writing within 5 working days of receiving your complaint, either with our answer or, if we need longer to look into it, telling you why and when you will hear from us. If you are still not satisfied, tell us and the complaint will be reviewed by one of the owners of the business, who will send you our final written answer. You can also get free, independent advice from the Citizens Advice consumer helpline (0808 223 1133, citizensadvice.org.uk). Making a complaint does not affect your legal rights.
16. Messages and the law
We send notices and service messages to the email address you gave us, so please keep it up to date. These terms and your Storage Agreement are governed by the law of England and Wales. You may bring proceedings in the courts of England and Wales or, if you live in Scotland or Northern Ireland, in the courts where you live.
